Hey, Louis! How can you tell if a home is over priced?

This week's question:

Louis, you talk a lot about over priced homes.  How can you tell when a home is over priced?

Great question! There is a basic rule of thumb I learned from a hugely successful agent a few years ago. This rule states that a home is over priced "if it has been on the market for more than 30 days without an offer or a price reduction." 

I know that sounds harsh, but the worst thing to happen to a home that is for sale is for it to become "market stale." 

"Market stale" means that buyers get sick of seeing the home on the market and start to assume that it has not sold because something is wrong with the property.  It's exactly the same feeling you get when you see that old loaf of bread on the counter; you just get sick of looking at it and toss it in the trash. That's a bad thing when trying to sell your home.

When buyers (or the market) begin to view a property as stale, they begin to demand discounts; often discounts that are beyond reasonable or what might be the current market value if the home were priced correctly the first time.

When I work with clients, we work very hard to choose a price that is most likely to receive multiple offers. It is a psychological fact that people want what other people want and, receiving multiple offers affords the seller strong options. Multiple offers allows the seller to choose the best price and the strongest buyer.

I am impressed with CalTrans ability to do the cleanup, but the problem of homelessness does not goRead More away. Until we find a way to help these people in need, the camps will just move to another location, and everything will start all over again. The homeless need help - whether they want it or not. It's time to get that ball rolling.

Who is Tony Faber? Here is some history from a family member. My name is Karen Hunt and myRead More grandfather is and was Albert Jacob Faber. He owned and ran that bike shop up until his death in 1975. Subsequent to grandpa's death the house/building became the property of my grandmother, Lucille Faber. Upon her death, the property went to my mother, Jackie Faber-Cornick. In 1978, the business, not the building was sold to Alex Lariviere and he has conducted business since. The building was never sold and belongs to my mom, Jackie Cornick. It was her great-grandparents home back in the 1920's. We are shocked and saddened by this tremendous loss. At this time, we are trying to decide the fate of that beloved building. We are currently awaiting forensics tests, engineering and structural reports, and working with the City to keep it safe and prevent it from being vandalized and becoming a blight. I'm happy to answer any questions you might have about the history of Faber's Cyclery. My grandfather was a man of character and integrity. Sadly, neither of his two sons became involved in the business. With that said, anybody claiming to be a Faber or son of Albert Jacob, is just misrepresenting the truth.
